DATA-DRIVEN BUILDINGS DESIGNED FOR A GREENER FUTURE
The Next Era of Carbon Neutral Buildings
Founded on IoT & AI, we believe we are entering a new era of building technology that can propel decarbonisation and net zero strategies for any and every building. From optimising mechanical and electrical equipment through AI, to using digital to monitor on-site renewable energy production – we’re ready to help build a better, more sustainable, and more equitable future. Our solution pillars
Predictive Analytics & Asset Management
FAULT DETECTION & DIAGNOSTICS (FDD)
Continually monitor your building stock by executing run-time FDD. With capital asset ontologies defined in the Data Digital Twin, run probability algorithms and peer group analysis to identify failure prediction, outlying performance issues, and apply root cause diagnosis.
Where to see FDD in action?
22 BISHOPSGATE
IBSS Data Digital Twin - HARD FM
We are delighted to say that our Hard FM fault detection and diagnostics is live in the acclaimed 22 Bishopsgate development in London. The building has immense mechanical and electrical complexities, and our AI monitors and reports on performance anomalies on over 90,000 data points every minute.
The facilities team have found the tool to be essential in assuring the buildings operational uptime and energy performance, and have adopted the algorithms to support the varied tenancy trends during the pandemic to control energy and mitigate waste.
ENERGY MANAGEMENT, ANALYTICS & REPORTING
Energy Studies
Agnostically to energy systems and meters, the IBSS platform captures all live and historical energy data across the building, OneLens Hard FM turns that data into energy insights and analysis via rich, device independent, dashboards. Identifying performance regression to base line expectations, or anomaly detection, generates focus to the outlying energy issues with ease, and automates notifications to ensure reactive measures are efficiently delivered.
Water & Waste Management
MANAGING CONSUMPTION, PRODUCTION & DISPOSAL
Through IoT data from water systems and sensors we can see; flow rates, detect anomalies, leakages, real time alerts, flow pattern analysis, tag/monitor high risk areas and auto shut down water supply. This not only minimises potential damage or extra costs but also optimises support desk and remedial work response. Likewise, how we collect waste can also be optimised through Smart IoT Waste Management; On-demand collection via IoT sensing, Work-order and route mapping integration and increase asset lifestyle.
IMPROVE EFFICIENCIES & REDUCE CARBON FOOTPRINT
Carbon Reporting
Get a clear picture of your net carbon zero sustainability metrics across your real estate portfolio, whether setting air quality goals or energy benchmarks, sustainability management can filter sustainability statistics by time or space type (i.e. buildings, floors, spaces, zones). OneLens delivers league table analysis to allows users to quickly identify their best and worst-performing regions, buildings, spaces, and assets.
Individual Stewardship
HOW WE USE OUR SPACES AND BEHAVIOURAL CHANGE
Through our IBSS platform we provider users the ability to easily report issues such as waste in a building. Our platform is a suite of developed user experience applications that sit on our cloud data model, Roamer, Unity and Inspire.
Roamer promotes sustainable strategy KPI’s and performances, to allow our clients to help influence behaviour in a building. Unity, our workplace booking tool, can help drive down real estate costs, and sustainable impacts incurred by the “office”. Inspire provides information to help behaviours and guide our clients to optimize the footprint of their commercial real estate.

Helping you find a balance
There sometimes can be a trade-off between sustainability and other smart building outcomes – for example, energy consumption vs comfort control, or Indoor Air Quality targets vs HVAC performance. We believe it’s down to each organisation to define the rules for engagement and how that can then be digitised, automated and controlled. Join us for a free exploratory call where one of our experts will talk you through what IBSS could do for Net Zero targets.
